The useful question is not “what is the cheapest management fee?” It is what the fee includes, what it excludes, how it changes, what extra work costs and whether the promised operations are actually visible on the land.

Start with the service scope

List irrigation, plantation care, labour coordination, security, common-area upkeep, reporting and any other recurring work. Two fees are not comparable if the scopes are different.

Understand how the fee is calculated

Ask whether the fee is calculated by plot area, a flat amount or another basis, how often it is billed and how changes are communicated.

Ask what is excluded

Owner-requested planting changes, special agricultural work, repairs, utilities or extraordinary work may sit outside the recurring fee. Ask for examples before purchase.

Look for operating proof

Visit the project and inspect irrigation, plantation care, security and common areas. Dated reports and real site evidence are stronger than a generic “hassle-free” claim.

The current working fee is ₹1 per sq ft per month. Buyers should confirm the current validity date and the written scope before purchase rather than relying on an old website figure.
